
Proposals to regenerate Derby’s Market Place with new grade A office space, a four-star hotel and a multi-purpose visitor destination have been deferred.
The scheme, which is being brought forward by VINCI UK Developments and ION Developments, was considered by Derby City Council’s Planning Control Committee on Thursday 14 May.
It aims to create a mixed-use destination that builds on the regeneration work taking place across Derby city centre, such as the recent transformation of the historic Market Hall, opening of Vaillant Live and the restoration of the grade II-listed Guildhall.
A report for the committee recommended that outline permission be approved.
It said the proposed development would “contribute to ensuring that Derby is a vibrant city, that people want to live, work, shop, and spend leisure time in” which would play an “essential role in enhancing and improving Derby’s economy and cultural offer”.
Members voted for deferral, with the application to go back to committee at a later date.
The application site is currently accommodated by the former Assembly Rooms and a multi-storey car park have remained closed for a considerable period of time.
It is forecast that the project would create about 405 jobs once operational, the estimated net additional GVA impact per year being circa £44.8m.
A design and access statement said the site represents a “significant opportunity to deliver a new, vibrant urban quarter that will make a positive and lasting contribution to Derby city centre”.
